Two lanes, one agent

Most people arrive with one question: am I selling first, buying first, or doing both at once? Pick your lane — the work behind each is different.

Lane oneSelling your home

You get a price you can defend and a launch that doesn't drift.

  • Room-by-room walk-through with a written pricing range and the reasoning behind it
  • A short, prioritised prep list — what's worth fixing and what isn't
  • Photography, floor plan and listing copy scheduled before the first showing
  • Every offer summarised side by side: price, conditions, timing and risk

Lane twoBuying a home

You see the right houses sooner and walk in knowing what to check.

  • A brief on your must-haves, deal-breakers and realistic budget ceiling
  • Viewings planned in clusters so a Saturday covers what matters
  • Field notes on each home type so you know where problems usually hide
  • Offer strategy built around the seller's timeline, not only the price

A listing, week by week

The first month decides most sales. Here is what happens, in order, so you can plan your own calendar around it.

  1. Week one

    Walk-through & price

We tour the home together, review recent comparable sales and agree a pricing range in writing — with the reasons.

  2. Week two

    Prepare & photograph

Small repairs, decluttering and light styling from the prep list, then photography and a measured floor plan.

  3. Week three

    Launch & show

The listing goes live on a planned day. Showings are grouped so you leave the house as few times as possible.

  4. Week four on

    Offers & closing

Offers compared side by side, negotiation handled for you, then a closing checklist until the keys change hands.

Three ways to set a price

There's no single right list price — only the one that fits your timeline. We'll recommend one at the walk-through; here's how they compare.

Comparison of three list-price strategies
StrategyWhen it fitsThe trade-offWhat we need from you
At market the steady default You want a sale within a normal season and the home is in typical condition for the street. Less room for a bidding surprise, but far less risk of sitting unsold. Agreement on the range before photography, and flexibility on showing times.
Slightly under to draw a crowd Demand in the neighbourhood is strong and you want competing offers early. Works well when buyers are active; needs a clear floor price if they aren't. A firm minimum you'd accept and a set date for reviewing offers.
Aspirational for the patient seller The home is genuinely unusual and you aren't in a hurry to move. Longer time on market; a later price change can weaken your position. A review point agreed in advance, so any adjustment is planned, not reactive.

Whichever you choose, the reasoning goes in writing before the listing launches, so nothing about the price feels like a surprise later.
